Setty performed construction management services, program management support, project specific construction support, construction phase services under an IDIQ contract for 3 million sf office space, 6,500 housing units, 32 acres public park and 20-mile river walk.
Setty provided Commissioning and Construction Management Services to ensure all systems are well designed, complete and functioning properly in the sustainable renovation of the new 34,125 sf workplace for Federal Acquisition Service (FAS). The multi-floor phased project achieved a LEED Gold certification.
We also provided construction and project management, from design to construction, including construction planning, coordination of trades, design reviews, quality control, estimating, shop drawings, completion and submission of as-builts, and scheduling services.
Setty team members provided construction inspection services, daily reporting, observation, review of contract documents, review of shop drawings and other submittals, review and response to RFIs, review of payment applications, as requested by the DC OPM project manager for this Task Order (covering the DC Jail, Security Building, and the Visitors Lobby).

Setty provided Design and Construction Management services for the upgrade and replacement of the fire and life safety systems, and complete integrated ceiling system, including all lights and diffusers, for this 1,600,000 sf federal building.
The project was divided into more than 26 phases, with work in occupied areas performed at night, to allow all tenant operations to remain fully functional. The resulting design and implementation of new systems provided higher-efficiency operating equipment and fully accessible ceiling, with lower energy consumption.
Two types of life safety improvements were addressed. The first, provided complete automatic sprinkler systems. The second, involved replacing the fire alarm system, and identifying the areas that required fire protection in order to meet current life safety criteria for sprinklers and fire alarm annunciation/voice evacuation.
Upon our recommendation, the entire air distribution system was analyzed and the HVAC load calculations performed to accurately reflect the present day building conditions. The new load calculations proved air quantities that differ from the those provided under the original design, identifying inadequacies in the current air distribution system.
Solar support and sustainable design were utilized to demonstrate the impact on energy savings by initiating photovoltaics with necessary structural support system. We also evaluated the feasibility of a green roof. Important features included energy-efficient HVAC & Lighting Design, LED Lighting, and conversion of lighting from T-12 to T-8.
CONSTRUCTION MANAGEMENT SERVICES:
The end result is a safer, more reliable, energy-efficient, installation of critical building components that is among the few federal buildings in D.C. that has earned an Energy Star rating.
