Setty provided MEP/FP design services for this now LEED Gold certified 320,000 gsf building, the first newly constructed high school in DC in almost 40 years.

The challenge was to not only comply with all requirements of the local constituency, but also establish the benchmark for all future DC schools by surpassing the goals of the local energy code, ASHRAE, and LEED. Despite its challenges, the project was completed on time and under budget, which is an incredible testament to the entire design and construction team given the project’s sheer size and lofty performance goals.

Pool dehumidification units were used to condition the large open natatorium space, with residual heat hydronically transferred over to the pool water via a heat exchanger. An airside economizer cycle was also utilized to condition the space when ambient conditions were optimal, to reduce the mechanical refrigeration requirements for the space. High-efficiency chillers and condensing hot water boilers were used to further improve the energy savings. All dedicated outside air units were also specified with integrated energy recovery wheels, and an automated building automation system (BAS) was installed to serve all of the equipment.

Architectural floating acoustic clouds for sound baffling were suspended in the state-of-the-art auditorium, requiring resizing of all ductwork in order to fit and route it through the webbings of the truss system. All ductwork and major piping was modeled and checked for clash detection before any installation in the field, which allowed for a smoother construction process.

Scope of work included:

  • Gymnasium, 1,200 seat state-of-the-art auditorium, indoor pool, wrestling room, fitness center and three level classroom towers.
  • New field house including stadium lighting.
  • Green roof and rainwater harvesting system for water closets and irrigation.
  • Telecom pathway (Enclosure, Conduit, Power and A/C).
  • Building Automation System (Energy, Fire and Security).
  • BIM Integrated 3D Design – Revit MEP 2009.

Setty is designing an innovative Net-Zero school facility with common HVAC and energy systems, but combined in a unique manner. The building is slated for four floors, with a total building area of 322,000 sf, and include a large football stadium.

The District of Columbia is pursuing LEED Platinum as well as a Net Zero Energy Building.

Setty and its team members provided design, labor, equipment and materials necessary to design and install an Energy Management Control System (EMCS) to support HVAC functions, and Controls for exterior lighting, to maximize energy savings for the building. The existing EMCS was not functioning properly, and was no longer supported by the manufacturer.

Scope of services included:

  • Replacement of VAV boxes to match the base building standard units.
  • Coordination of work in the occupied spaces.
  • Ensuring all HVAC systems were fully operational during the controls upgrade.
  • Communication protocols set up so building systems and equipment (such as chillers, VAV boxes, and boilers) would be able to communicate with each other.
  • Installation of control wiring in occupied spaces and certain sensitive areas which required the use of wireless devices.
  • Negotiation with the various equipment vendors to provide cost effective gateways to talk with their equipment.
  • Meeting specific format requirements for the front end on the operator’s workstations, including the color for on-screen equipment images.

Setty renovated the HVAC systems in this occupied 750,000 sf historic building, consisting of office space and a food court with a 12-story atrium, generally used for concerts and other functions. A detailed and collaborative work plan, enabled phased work to be completed on weekends, so systems were up and running for full occupancy on Monday.

Listed in the National Register of Historic Places, the Old Post Office (OPO) is slated as the permanent home for the National Endowment for the Arts.

Scope of services included:

  • Replacement of the building’s four main HVAC air handling units (AHU) and the food court chiller.
  • Furnished and installed two new quadrant Variable Air Volume (VAV) AHU components.
  • Sized new AHUs consistent with design needs and occupancy expectations.
  • Furnished and installed heating coils for tempering of the makeup air, adding them to all four AHUs.
  • Replaced the dampers, motors, and actuators on air handlers, outside air, return air, and relief air dampers.
  • Furnished and installed new controls system for AHUs. Connected controls from all four AHUs to the existing EMS on the second floor. Tested and adjusted new controls system to ensure compatibility and functionality with existing EMS.
  • Provided electrical support services for the provision of the temporary fresh air supply.
  • Provided Variable Frequence Drives (VFD) for new motors.
  • Design-build services for the replacement of food court chiller.
  • Compliance of Historic Preservation and Protection requirements.
