As part of the District’s program to modernize DC schools, the historic Dunbar High School was demolished and replaced with a new 276,536 sf building designed to include
state-of-the-art sustainable features.

Sustainable Design features incorporated:

  • Living Classrooms: Educating the students about High Performance Buildings by highlighting those features in their school with plaques
  • Renewable Energies: The largest urban geothermal system in DC, at 850 tons, and 362 vertical wells, drilled to 460 feet deep, located below the football field.
  • Renewable Energies: Solar panels with total output from the photovoltaic array of 482.3 kW.
  • Indoor Air Quality: Low VOC construction materials utilized.
  • Automated Energy Saving Systems: Enhanced lighting controls *with occupancy sensors and timers
  • Radiant floor heating *
  • Rainwater Harvesting: Utilizing two 20,000 gallon cisterns for collecting and reusing rainwater.

The design is expected to produce 26.92% energy savings, and 28.2% cost savings, in comparison with the baseline design.

Setty is providing MEP/FP design services for a new mixed use facility, encompassing: 3,000 sf of office space, 16,000 sf of adult education space, 50 units of family housing (2, 3 and 4-Bedroom units), 150 units of Supportive Adult housing (SRO’s and Studios) totalling approximately 135,000 sf, and 62,000 sf of garage space.

Two energy models will be prepared to demonstrate the system, selected by owner. The retail shell, medical space, office space and CET program will be designed to LEED Silver requirements.

Setty provided Mechanical, Plumbing and Electrical Master Planning services for the 26 acre Southwest Waterfront.

Scope of services included:

  • MEP input for Master Planning for PUD submission for Parcels 1, 2, 3, 4, 6, 7 and 8.
  • Preliminary loads for all the buildings.
  • Preliminary room sizes for the main utility rooms for all the buildings, which would be finalized under the actual design phase.
  • Design of a central plant, servicing nearly 2 million sf of building space, and 1 million sf of parking and circulation space.
  • MEP schematic design for Parcels 2, 3A and 4 which include retail, office, theater, apartment, condos, pool, and below grade parking.

Setty provided MEP/FP and BIM Integrated 3D design services for a new 60,000 sf student dormitory/residence hall. The design included a 105.3 ton Geothermal system and was designed for LEED Gold. The project is in the first phase of two, designed as a 350 bed Freshman living and learning center that will enliven the heart of the campus.

Phase I encompasses the development of a living-learning residence hall for 175 freshman students in semi-suite style units.

This project won the 2013 Washington Building Congress Craftsmanship Award!

Scope of services included:

  • Design for training rooms, multiple conference rooms, two high density file rooms.
  • Design for 750 sf computer room, including supplemental HVAC and generator design.
  • Design for lunchroom and pantry.
  • Lighting, power, and fire alarm systems, with riser diagrams.
  • Panel, equipment, and luminaries schedules.

Setty provided the first geothermal system for a DC housing development, designing the new M/E/P systems for seven modules. Extending our support, we also provided LEED Gold certification administration and fundamental and enhanced commissioning services, as well. The affordable housing project boasts energy savings of 25%, which will be shared with the residents (a first in the nation).

The MEP systems are based around geothermal wells for each of the seven buildings (117 total units). Some of the LEED strategies incorporated are high-performance heat pumps, geothermal well field, green roofs, occupancy sensors, demand-control bathroom ventilation, recycled materials, a super heater for the domestic hot water, and high-efficiency lighting well below code.

Setty, as part of the architect's team, provided MEP design for this 26,372 sf library, including drawings and specifications for new construction of the LEED Gold, high-performance, state-of-the-art structure.

Scope of services include:

  • Program analysis of HVAC zones
  • Ground Source Heat Pump alternatives.
  • Code compliant plumbing systems
  • Fire Protection (wet pipe sprinkler system, smoke detection, interfaced to BAS).
  • Energy-efficient electrical power and lighting system design.
  • Energy-efficient HVAC design, incorporating zone isolation (Non-Use Shut-Down).

Lynchburg Public Library

The City of Lynchburg made efforts to modernize and re-image the interior design of its Main Library located at 2315 Memorial Avenue Lynchburg, Virginia. The Library opened at its Memorial Avenue location in 1984 and has underwent a few updates to its design since its opening. The building was formerly a Sears store before it was issued to become the City’s library. After almost 35 years, the Lynchburg Public Library has begun its process of upgrading the interior of the branch to assimilate to the 21st century aesthetic. The City of Lynchburg’s vision it to continue to make the Library a source of pride and engagement for its community while reflecting contemporary style.

In aiding the library’s steps towards modernization, SETTY is providing MEP/FP and Controls Design and Construction Administration reflective of a 21st century library. In addition, we have performed code analysis and MEP/FP and controls calculations and has worked to demolish the existing mechanical and control systems. SETTY has provided electrical power connections, performance specifications for the sprinkler system, and coordination of power and conduct provisions alongside architectural, civil and structural disciplines for MEP/FP and Controls design.

The Natural Sciences Building has 69,386 gsf (40,471 nasf), and was constructed in 1985 with two (2) stories above grade and a basement. This building serves as the primary academic facility for the sciences and also houses the STEP/CSTEP program and the SUNY Neuroscience Research Institute. Most of the building components are approaching the end of their useful lives and are in need of rehabilitation.

Setty is providing MEP/FP design services and construction administration services for an Addition and Full Rehab of the Natural Science Building at SUNY Old Westbury.  As part of these services, and as per Fund's Directives, the Consultant shall provide an analysis of the overall project execution for the construction of the addition and renovation of the existing building. This project will achieve the modernization of the facility which includes classrooms, teaching labs, research labs, and faculty offices for Biological Sciences, Chemistry/Physics, and Public Health.

Congress Heights Metro

Geoffrey Griffis, developer of the Congress Heights Metro Mixed Use Design Project, stated how “There's a real community here, but it's been terribly underserved. This is a chance to bring more opportunities for retail and employment.”  This project will supply the Congress Heights area with a vibrant and safe, new community that is transit-oriented. Setty contribution of MEP/FP Design Services will provide community members with underground parking, larger sidewalks for pedestrians, an eight-story office building and 200+ residential building, and accessible metro station entrance surrounded by a beautiful courtyard.

Setty’s services include MEP/FP and Fire Alarm design, Energy Modeling, LEED, BIM/Revit Modeling and Construction Administration for two buildings on the Congress Heights Metro site. The office building (236,355 sf) design shall be core and shell design with tenant fitout design in a separate scope. The residential apartment design (211,233 sf) shall be a complete MEP design but all retail spaces shall be core and shell only. Pool design by others but Setty shall provide MEP hook-ups. We will provide a Foundation to Grade package for the Residential and Office buildings.

Net Zero design services shall include a sensitivity analysis, 8760 hour energy usage modeling study and power generation design for a PV farm and/or fuel cell design all on site. No other prime movers are considered under this proposal. Setty shall help to identify funding sources such as PACE or DOE grants but application and calculations for these programs shall be a separate service.
