Geoffrey Griffis, developer of the Congress Heights Metro Mixed Use Design Project, stated how “There's a real community here, but it's been terribly underserved. This is a chance to bring more opportunities for retail and employment.”  This project will supply the Congress Heights area with a vibrant and safe, new community that is transit-oriented. Setty contribution of MEP/FP Design Services will provide community members with underground parking, larger sidewalks for pedestrians, an eight-story office building and 200+ residential building, and accessible metro station entrance surrounded by a beautiful courtyard.

Setty’s services include MEP/FP and Fire Alarm design, Energy Modeling, LEED, BIM/Revit Modeling and Construction Administration for two buildings on the Congress Heights Metro site. The office building (236,355 sf) design shall be core and shell design with tenant fitout design in a separate scope. The residential apartment design (211,233 sf) shall be a complete MEP design but all retail spaces shall be core and shell only. Pool design by others but Setty shall provide MEP hook-ups. We will provide a Foundation to Grade package for the Residential and Office buildings.

Net Zero design services shall include a sensitivity analysis, 8760 hour energy usage modeling study and power generation design for a PV farm and/or fuel cell design all on site. No other prime movers are considered under this proposal. Setty shall help to identify funding sources such as PACE or DOE grants but application and calculations for these programs shall be a separate service.

Setty’s scope of services include MEP/FP building design for new mixed use project of approximately 378,000 gsf of residential area, 77,900 gsf of commercial retail, 20,000 sf of urban plaza and 244,200 gsf of parking space. The project consists of 360 units, grocery store and inline retail.

Fire alarm and fire suppression design for garage is included in the scope of work.

MGM National Harbor

The land developed for National Harbor was previously Salubria Plantation, built in 1827 by Dr John H. Bayne. The plantation house burned down in 1981 and was offered for sale along with the surrounding land. The land was sold in 1984 and in 1994 was rezoned for mixed-use development. National Harbor is a census-designated place along the Potomac River in Prince George's County, Maryland just south of Washington, D.C. near the Woodrow Wilson Bridge.

The most anticipated development project in Prince George’s County will see the garage going up first, followed by the main entertainment area, which will have a glass-ceiling conservatory, outdoor terrace and 21-story, 300-room hotel tower.

Setty provided energy modeling services for the MGM building and garage. Setty’s scope includes LEED Credits EAp2 and EAc1.

Setty is provided Peer Review of Mechanical, Electrical and Plumbing design for Bozzuto Reston Station Residential Apartments of approximately 421 units in IIIA and VA wood construction over a podium with parking, retail, amenities and residential.

Basic scope of services includes the following:

  • Peer review services pursuant to and consistent with the Expedited Building Plan Review Program implemented by the Building Plan Review division of Fairfax County Virginia
  • Per Fairfax County’s Expedited Building Plan Review Program, provide third-party plan review services of all Mechanical, Electrical, and Plumbing documents to ensure compliance with applicable building and construction codes, specifically the provisions of the Virginia Uniform State-wide Building Code (VUSBC).

Setty provided Mechanical, Plumbing and Electrical Master Planning services for the 26 acre Southwest Waterfront.

Scope of services included:

  • MEP input for Master Planning for PUD submission for Parcels 1, 2, 3, 4, 6, 7 and 8.
  • Preliminary loads for all the buildings.
  • Preliminary room sizes for the main utility rooms for all the buildings, which would be finalized under the actual design phase.
  • Design of a central plant, servicing nearly 2 million sf of building space, and 1 million sf of parking and circulation space.
  • MEP schematic design for Parcels 2, 3A and 4 which include retail, office, theater, apartment, condos, pool, and below grade parking.

Setty provided Mechanical and Plumbing design for the new construction of this 26 story mixed-use building, consisting of retail, restaurant, office, apartment, clubhouse, and garage space. 

Designed to achieve LEED certified, Water Source Heat Pump (WSHP) were used to condition the buildings, with cooling towers utilized to reject heat from the building.
A combination of intermittent exhaust, recirculation, and continuous exhaust fans located on each level, ventilates the garage.

Setty prepared a design analysis report as part of the schematic redesign phase of the Silver Spring Town Square project. This report addressed design factors, design intent, and design calculations.

In accordance with the Montgomery County's Energy Program of Requirements, energy efficiency and low operating costs were important design goals for this project. Life Cycle Cost (LCC) analyses were conducted to compare various design options.

Setty has been contracted to conduct an assessment of the mechanical, electrical and plumbing (MEP) systems for the Circle Towers Apartment complex located in Fairfax, Virginia.

The Circle Towers Apartment complex consists of three (3) 12-story high rise apartment buildings and 52 garden apartment townhouses.

The high rise Towers consists of the following number of apartments:

  • Tower-1: 168 total apartments
  • Tower-2: 168 total apartments
  • Tower-3: 216 total apartments

Scope includes:

  • New Fitness Center – Relocate the Existing Fitness Center Adjacent to the Pool to the Empty Retail Space Under Tower II
  • Convert Existing Fitness Center Space to Business Center/Conference Rooms
  • General Upgrade to each of the Six Elevator Lobbies
  • Update the Existing Leasing Office
  • Parking Garage Improvements
  • Clean up Exterior of Building with landscaping, Balcony Power Washing and Balcony Railing Painting as well as new Sign Package, Landscaping, and Plaza Improvements
  • Elevator Cab and Laundry Rooms Upgrade
