As part of the District’s program to modernize DC schools, the historic Dunbar High School was demolished and replaced with a new 276,536 sf building designed to include state-of-the-art sustainable features.

Sustainable Design features incorporated:

  • Living Classrooms: Educating the students about High Performance Buildings by highlighting those features in their school with plaques
  • Renewable Energies: The largest urban geothermal system in DC, at 850 tons, and 362 vertical wells, drilled to 460 feet deep, located below the football field.
  • Renewable Energies: Solar panels with total output from the photovoltaic array of 482.3 kW.
  • Indoor Air Quality: Low VOC construction materials utilized.
  • Automated Energy Saving Systems: Enhanced lighting controls *with occupancy sensors and timers
  • Radiant floor heating *
  • Rainwater Harvesting: Utilizing two 20,000 gallon cisterns for collecting and reusing rainwater.

The design is expected to produce 26.92% energy savings, and 28.2% cost savings, in comparison with the baseline design.

Setty provided Mechanical, Plumbing and Electrical Master Planning services for the 26 acre Southwest Waterfront.

Scope of services included:

  • MEP input for Master Planning for PUD submission for Parcels 1, 2, 3, 4, 6, 7 and 8.
  • Preliminary loads for all the buildings.
  • Preliminary room sizes for the main utility rooms for all the buildings, which would be finalized under the actual design phase.
  • Design of a central plant, servicing nearly 2 million sf of building space, and 1 million sf of parking and circulation space.
  • MEP schematic design for Parcels 2, 3A and 4 which include retail, office, theater, apartment, condos, pool, and below grade parking.

Setty completed the construction drawings for this five-story Department of Employment Services (DOES) Building The 229,000 sf office and retail project earned a LEED silver certification. The design called for a contemporary façade that curves with the street, underground parking, abundant natural lighting, bicycle storage, electric vehicle charging stations, and numerous other environmentally responsible elements.

* As part of the DC Government Centers' initiative that places a new civic building in blighted areas in need of economic development, the DOES project accommodates approximately 500 agency personnel.

Scope of services included:

  • Design of HVAC, Electrical, Plumbing and Fire Protection systems.
  • Review of O&M manuals, participation and assistance with operations training.
  • Incorporation of airside and waterside economizers.
  • Lighting controls with daylight harvesting.
  • CO2 sensors to modulate outside air quantities.
  • Construction management and project management consistent with PME standards.
  • 26,000 sf Green Roof.
  • Combination wet/dry/standpipe automatic sprinkler system with fire pump.
  • Standby emergency generator for life safety systems.

Setty is providing MEP/FP design services for a new mixed use facility, encompassing: 3,000 sf of office space, 16,000 sf of adult education space, 50 units of family housing (2, 3 and 4-Bedroom units), 150 units of Supportive Adult housing (SRO’s and Studios) totalling approximately 135,000 sf, and 62,000 sf of garage space. 

Two energy models will be prepared to demonstrate the system, selected by owner. The retail shell, medical space, office space and CET program will be designed to LEED Silver requirements.

Setty performed A/E services for this renowned contemporary art and cultural museum, The facility itself is a living work of art, requiring specific expertise addressing the existing systems, in place since the 1970s.

Scope of phased services included:

Phase 1:

  • Building evaluation, analysis and Commissioning report.
  • Review of thermographic images, control diagrams, and sequences of operation.
  • Utilization of data-logging devices to capture wall interior environmental conditions.
  • Analysis of building envelope using collected data and thermography.
  • Development of feasible solutions.
  • Development of general Commissioning requirements in the specifications to support Commissioning Authority submission requirements.
  • Documentation of existing control system as installed and modified.

Phase 2:

  • Total control modification and Re-Commissioning of HVAC Systems to maintain precise temperature and humidity conditions.
  • Design of new ventilation air plenum.
  • Conversion of fans to Variable Air Volume (VAV) for energy savings.
  • Preparation of HVAC airside Commissioning support documentation.

Scope of services include:

  • Program analysis of HVAC zones
  • Ground Source Heat Pump alternatives.
  • Code compliant plumbing systems
  • Fire Protection (wet pipe sprinkler system, smoke detection, interfaced to BAS).
  • Energy-efficient electrical power and lighting system design.
  • Energy-efficient HVAC design, incorporating zone isolation (Non-Use Shut-Down).

The new Deanwood Recreation Center and Library is a 63,000 sf innovative joint-use facility that will feature educational, recreational, and athletic programs for all ages. Housed within the building is a child care center, dedicated senior space, a state-of-the-art indoor pool, gymnasium, a sound recording studio, and a public library, designed for LEED Gold Certification.

The building utilizes cooling towers and boilers as primary cooling and heating systems. These are coupled with water cooled heat pumps and roof top units to achieve the desired cooling, heating and ventilation load of this building.

Scope of services Included:

  • MEP design and review of current conditions
  • Assistance in the bidding and negotiation of services
  • Review of shop drawings and RFIs
  • Preparation of punch-lists and incorporation of all changes into the Record Documents.

 

DC United Stadium

The $300 million Buzzard Point Stadium will be the home stadium for the D.C. United Major League Soccer Team, and will seat 19,000 people. The new soccer stadium is designed by Populous to create a unique atmosphere by putting fans close to action. Setty is working with Limbach, the integrated building system provider on this DC Stadium.

Our services include the design and installation of the fire protection sprinkler system in compliance with NFPA 13, 14, 20, and the District of Columbia Building code. The fire protection sprinkler system will include a fire pump. The entire system will include both wet and dry pipe systems.
