SETTY services for this ongoing project include Owner’s Representation Services for a Police Station of approximately 36,600 sf. The project includes Interior Alterations to first two levels of existing 16 S. Summit Avenue building. First floor scope encompasses roughly 10,800 sf, not including the existing stair and elevator core and mechanical spaces. This level will house the Council Chambers with community space and lobby, a main building lobby, and a portion of the Police program. The second level encompasses roughly 12,900 sf, not including the elevator and stair core. This level will be completely inhabited by the Gaithersburg Police Station. Scope of Owner’s Representation Services includes providing various services under the following project phases:

Phase I - Design Phase

Assist with design reviews; Review and Comment on Meeting Minutes; Provide a report at each design submission containing project status; Assist with design cost reviews; Assist with constructability reviews; Assist with Value Engineering Studies; Assist with obtaining Building Permits; Facilitate and attend public outreach meetings; Assist with FF&E selection and procurement; including furniture selection binder and submissions; Review/recommend AE payment requests and contract modifications

Phase II – Construction RFP Phase

Assist with design reviews; Review and Comment on Meeting Minutes; Provide a report at each design submission containing project status; Assist with design cost reviews; Assist with constructability reviews; Assist with Value Engineering Studies; Assist with obtaining Building Permits; Facilitate and attend public outreach meetings; Assist with FF&E selection and procurement; including furniture selection binder and submissions; Review/recommend AE payment requests and contract modifications

Phase III - Construction Phase

  • Project Administration, Change Management, Monitor Contractor’s as-built redline drawings

  • Provide Dispute/Conflict Management Support and ensure Contractor Compliance with Safety Plan  

Phase IV – Project Close-out and Warranty Phase

  • Project Closeout, Moving and Startup Assistance and Warranty Services
