NYCEDC has fostered an incubator and co-working space network that provides low-cost space, business services, training, and networking opportunities to hundreds of startups and small businesses across a variety of sectors. Over 1,000 startup businesses and 1,500 employees have benefited from City-supported incubators. Since 1997, NYCEDC has sold 30 formerly City-owned vacant properties to industrial businesses for their expansion and relocation to East New York, resulting in the creation of more than 625 jobs and more than $25 million in private investment.
As part of this program, the East New York Incubator (ENYI) is located in Brooklyn and supports small start-up businesses. The ENYI contains a one-story building that is used as an industrial space that had four tenants. Originally, the space was divided into (2) 5,000 sf tenant spaces and (2) 10,000 sf tenants’ spaces and included 30,000 sf open parking area. Current tenant uses include manufacturing, packaging and import & export.
SETTY was contracted by LiRo to lead a team of MEP/FP Engineers plus architectural, civil, structural, utilities investigation, and cost estimating sub-consultants for all design and CA task services. The building/site rehabilitation and tenant project scope included upgrading, rehabilitating, restoring interiors and exterior envelope, as well as the mechanical, electrical, exterior lighting, site drainage, pavement replacement and façade/roof restoration of the building and site. The facility remained in operation during the phased construction, and SETTY’s design documents reflect required phasing for all the building and site restoration work.
Preparing the necessary city, state, and federal permit applications for all agencies, including any requirements for PDC submissions and approvals has been one crucial asset to supporting this project and supporting NYEDC’s goals of revamping the incubator space.
