Centro Arlington is an upscale mixed-use development, strategically positioned at the northwest corner of Columbia Pike and South George Mason Drive in Arlington.

SETTY services include MEP/FP building design for a new mixed-use project encompassing approximately 300,000 SF of residential area, 26,000 SF of commercial retail, a 50,000 SF Harris Teeter, and 22,000 SF of parking space. The project features 360 residential units, a grocery store, and inline retail.

The scope of work includes 76,000 GSF of retail space (comprising a 50,000 SF grocery store and 26,000 SF of inline retail) completed as a cold dark shell with the minimum required MEP and life safety equipment. Additionally, the project includes a 300,000 GSF residential area situated atop the retail podium, divided into several independent buildings with a mix of stick and concrete podium construction, featuring NFPA 13 sprinkler systems.

SETTY also designed 5,000+ GSF of residential indoor amenities, including leasing offices, a club room, a business center, and a fitness center, along with programmed outdoor amenity areas on the retail podium, including a pool. The below-grade parking structure encompasses 250,000 GSF, providing approximately 600 parking spaces, with a portion of the garage located beneath a public plaza.

Furthermore, a 20,000 GSF urban plaza at the corner of Columbia Pike and George Mason was also designed in conjunction with Arlington County.
